The revived Saglemi Affordable Housing Project is positioned to become one of the country’s most sought-after real estate markets as President John Dramani Mahama reveals its central role in government’s master plan for a sprawling “Green Digital City.”
Speaking during an inspection of the housing site, President Mahama urged prospective homeowners to act fast once sales portals open, predicting intense competition for the residential units from both individual Ghanaian families and industrial giants operating within the corridor.
“I want to encourage Ghanaians to register as soon as the sales portal is opened because these houses will be in high demand,” President Mahama stated. “If prospective homeowners delay, the many industries located from here through Tema and the Dawa Industrial Park will quickly acquire these houses for their workers.”
Anchoring the Green Digital City
Central to the project’s strategic value is its seamless integration into government’s vision for an ultra-modern urban development zone designed to stretch across the Eastern region of the Greater Accra Region.
“More importantly, Saglemi fits perfectly into the concept of the Green Digital City that Government is developing,” President Mahama emphasized. “The new city will stretch from this corridor through Bundase, across the former military firing range, all the way to the Volta Lake, creating an entirely new urban growth zone for Ghana.”
The estate is supported by key infrastructure designed to sustain both eco-friendly growth and high-tech connectivity. Surplus clean water from the nearby Dawa Industrial Park’s treatment facility will feed directly into the Saglemi community, with additional capacity transmitted onward to the Tema Industrial Area in collaboration with the Ghana Water Company.
Furthermore, major logistics and transportation developments—including the dualization of the Accra-Aflao road and a dedicated passenger and cargo railway line linking the Tema Port enclave directly to the industrial park, are set to turn Saglemi into a prime transportation and industrial hub.
Completion Timelines
Rescued from years of stagnation and vandalism following a public-private partnership between the Ministry responsible for Housing and private developer LMI Group, the estate is undergoing rapid restoration.
Phase one targets 1,500 units of the total 5,000-home development, delivering 700 by March 2027 and the final 800 by the end of 2027. Work on the remaining 3,500 homes will begin immediately afterward.
To ensure local families are not outbid by industrial corporate buyers, financial institutions are stepping in with tailored financing structures. The Home Ownership Fund alongside commercial banks will offer low-interest mortgage products that cover the initial 10 percent deposit, expanding access to long-term homeownership and offering relief from excessive rent advance burdens across urban Ghana.
With world-class utility backings, dualized road networks, rail connectivity, and positioning inside the emerging Green Digital City, Saglemi is rapidly transforming from a halted development into the epicenter of Ghana’s next economic and residential boom.
